RICS (Royal Institution of Chartered Surveyors) sets the standards for surveying in the UK. Building surveys are available at different levels of detail, and choosing the right survey depends on the age, type, and condition of the property you are purchasing.

Level 2

RICS Level 2 Building Survey

A Level 2 RICS Building Survey is a mid-range survey providing a more detailed analysis of a property's condition than a Level 1 Condition Report. It is suitable for most conventional properties in reasonable condition.

A Level 2 survey report includes:

  • Detailed inspection of the property's interior and exterior
  • Analysis of visible defects and potential problems
  • Assessment of the property's condition and necessary repairs
  • General description of construction and materials used
  • Recommendations for further investigations where needed

Level 3

RICS Level 3 Building Survey

A Level 3 RICS Building Survey is the most comprehensive type of survey available. It is recommended for larger or older properties, those with non-standard construction, and properties that have undergone significant alterations or are in poor condition.

A Level 3 survey report includes:
